I love the provide more value idea and it will eventually gain you more revenue, but meanwhile prices have rocketed beyond what people earn and the only things saving this economy are credit cards and the federal government spending trillions of dollars every 2 months aka they still printing. This is why I think we are headed towards a very bad recession or depression because prices for the things we need now means we have to spend 11500 more a year to get if not more. And in order to earn the 11,500 a year more, you need to earn 19400 just to keep the 11500 after taxes depending on your tax bracket. This is NOT looking good.

A cap rate of 5% is trash when I can get 5.3% just buying risk free treasuries and not have to deal with tenants, repairs, property taxes etc. All this low cap rate real-state is garbage for the idiots who do not know math. I only invest in property when cap rates are 12% or higher and if its not available...I park my money in treasuries and collect 5.3% without lifting a finger.

I have said for two years that it's an inflation decade. The days of the fed being able to control inflation are almost gone. Rising interest rates can only have a small.impact.on inflation when bank leading isn't the issue. Government spending and massive debt is going to drive inflation - good luck with having the government behave fiscally responsible in the U.S

Government spending during and after inflation slowed down is massive. I totally expect inflation to continue due to debt issuance aka they still printing money out of thin air due to debt

Mega caps do not win in a real recession. Their revenue comes from ads and cloud. As consumers tap out initially ad spend goes up as hours are cut and people are laid off, eventually you have nothing left to cut but the ads. And these companies are priced for double digit growth yearly. Also in a recession rates come down so whatever cash they haven’t used to repurchases executive shares will just sit and probably go into bonds for 2%
